Overview

Experienced property owner is seeking a Director of Operations / Property Manager to oversee the daily operations of a seven property portfolio of office, retail, self-storage, and industrial properties. The ideal candidate will have a strong resume of commercial property management and operational experience allowing them to serve as the “owners right hand” in managing the day-to-day property operations as well as interactions with tenants and vendors. Two to three days per week will be spent in the field to ensure that contracted services are being upheld, and checking in on tenants to ensure we are meeting our obligations as Landlord. Other days of the week will be spent working remotely coordinating with vendors, approving invoices, updating annual budgets as needed, and overseeing the third party vendors who handle bookkeeping and leasing.

Duties and Responsibilities

• You will oversee leasing activities of listing brokers, execute in-house renewals, and manage turnover of commercial tenant spaces
• You will maintain the collection of rent, payment of expenses, compliance with lease terms and preparation of all required legal notices.
• You will ensure that property and lease files are properly maintained and kept up to date in accordance with company policy.
• You will respond to tenant requests/problems in a timely and courteous manner and delegate work to vendors or maintenance personnel. Follow-up with the tenant to ensure satisfactory resolutions.
• You will ensure timely maintenance of the property including but not limited to; solicitation of bids, contracting for work, overseeing vendors, post completion inspections, and obtaining lien waivers as appropriate.
• You will prepare annual budgets & reconciliations, forecasts, management plans, monthly status reports and variance reports.
• You will control the operating and capital expenditures.
• You will verify that bookkeeping maintains proper record keeping of all entries into the accounting system in accordance with company policies and procedures
• You will oversee daily financial reporting for the property including property tax, insurance payments, CAM expenses, etc. by bookkeeping.
• While you may not be able to bear all the tasks required within the property management scope, you will have the responsibility of being on call and delegating such tasks to contractors and subs.
• Other duties as assigned by management

Qualifications:

• 5+ Years Property Management experience [Commercial Strongly Preferred]
• Must have a valid driver's license and pass a background check.
• Understanding of financial reporting and budget gorecasting
• Ability to read, analyze, and interpret technical procedures, leases, regulations, or documents with a similar degree of complexity.
• Possess ability to multi-task and prioritize assignments
• Strong communication, responsive customer service, follow through, and have excellent organizational skills.
• Possess flexibility and high level of dependability, as well as unquestionable confidentiality. Intermediate proficiency in Gmail, Gdrive, Word, and Excel is required.

Job Types: Full-time, Part-time

Pay: $60,000.00 - $75,000.00 per year
